Restrictions

The following restrictions accompany the plat and are binding upon the owners of any lots created by this plat. 

No residential structure shall be erected upon said property that does not provide and contain a minimum area of floor space of 1,000 square feet.

No mobile home, trailer, tent or shack shall be allowed.

No livestock shall be raised or maintained for commercial purpose.

No reclamation or auto salvage, including exterior storage of non-licensed vehicles shall be allowed.  No trash, junk cars, hazardous or other refuse may  be thrown or dumped on any lot or tract in said subdivision.  Each owner of a lot or tract is required to keep said premise in a presentable condition, and non-burnable refuse must be hauled away regularly for disposal.

No lot or tract shall be subdivided into a smaller lot or tract.

          Septic systems must be county approved.  View Cedar County wastewater ordinance.

Internet Sales Policy
The down payment will be deducted from the sales price and the remainder financed at 10% simple interest for approximately 17 years.  A sales contract will be sent to you via U.P.S. within 24 hours of receipt of down payment.  After down payment, you will have 30 days to come here and inspect the property. If it is not as we have represented it, we will gladly refund your down payment in full.  If the property is simply not to your liking, you may choose  to apply your down payment to another of our available properties. If however, you choose to abort the sale without having come here to inspect the property, $200 of the deposit  will be kept to cover advertising and clerical costs.
